Manhattan’s Disappearing Middle Class Does the $5.4 billion sale of Stuyvesant Town and Peter Cooper Village mean the end of the middle class in Manhattan? With the average price of an apartment at the million-dollar mark, NYC is becoming a place where only the very rich and the very subsidized can afford to live. Tenant advocates say that the inevitable loss of over 11,000 affordable, middle-income apartments might never have been possible if there were stronger rent regulations. The right mix of regulations, they say, would allow the real-estate market to grow while maintaining a healthy diversity of incomes in the city.
