Free money does not come around very often. When it does, you can be sure
there will be a feeding frenzy. The newly announced Capital Magnet Fund
(CMF) round is sure to create such a frenzy. This new money is sure to draw
credit unions, non-profit developers, and other many other CDFI’s. The new *CMF
*was designed to stabilize and revitalize our communities by attracting
private capital dollars to our low income communities.
There are several application components where it will be critical for your
organization to score high points. The CDFI will be looking very closely at
how much your organization can *leverage* other investment. It will be
critical for your organization to find private capital at 5, 10, and even 15
times the grant amount you are requesting. This will be important at the
pre-investment and re-investment stage. These stages are calculated by the
CDFI in its electronic application. Depending on how you structure and
leverage your capital injection will dictate how well and high you will
score. The more you can leverage from investors at the investment level,
rather than the project level (i.e., LIHTC or sponsored equity, etc.), the
higher you will score.
You certainly don’t want to be on the “short end of the stick” in scoring in
this category! If there is going to be a feeding frenzy, it would be best
for you to set your organization up as the leader that will take a “big
bite” from the competition. You can do this by aligning yourself with the
right team members.
