Pricing, Funding and Management of Community Development Loans and Real Estate Assets

The School of Community Economic Development at Southern New Hampshire University is presenting a multi-day training for CDFIs and CDCs involved in community development lending and real estate. The training develops a uniform set of projections around each organization’s financial plan, and highlights the circumstances under which the plan will work or fail. Participants will learn the basics of cash flow analysis and become familiarized with the software that is used to facilitate it. The training shows how the right choices on 21 key decision points can improve sustainability for each organization without jeopardizing mission. Common themes and issues are drawn from all presentations, leading to discussions on solutions, actions and next steps.

What:
Using traditional cash flow technology, the course:
* Sets up a financial platform for strategic planning for CDCs and CDFIs. Provides each participant with basic training in cash flow forecasting Provides each participant with the proprietary cash flow forecasting software Guides the participants through the 21 key decisions that can make mission objectives achievable. Allows participants to present their financial statements and strategy to a peer panel for review, feedback and refinement. Provides each organization with at least one feasible financial scenario that can be presented to banks, foundations and other funders, as well as organizational staff and boards.

What happens:
The Course is conducted in SNHU’s computerized trading room. It is an inter-active environment that allows all participants access to training material and their own financial statements simultaneously.*

Before the course begins, instructors will contact participating organizations in order to enter their financial information into the Portfolio Planner software that will be used during the course.* Each participant will receive one-on-one consultation with instructors during the course, leading to a (voluntary) presentation of strategy and results to a panel of peers.* The panel will discuss strengths and weaknesses of the strategy as shown in the projections and provide feedback on improving sustainability.

Who:
This is an advanced course designed specifically for executive staff and financial managers of CDCs and CDFIs who have had experience in developing financial and strategic plans. For the organizational representatives, a knowledge of accounting and experience with strategic forecasting are strongly recommended. Proficiency with Excel is required. Individuals who are auditing the course should have a general understanding of non-profit financial statements and statement analysis and a knowledge of Excel.

Cost:
Tuition is $1,100 per participating organization.* Enrollment is limited to 10 organizations with one person per organization.* Individuals may audit the course for a fee of $550. Audit enrollment is limited to 10 individuals. Individuals who are auditing the course will be assigned to work with one of the organizations.
