Job Announcement
Development Coordinator

The North American Students of Cooperation (NASCO) is a non-profit
organization that provides educational, training and consulting programs for
campus-based cooperatives in the United States and Canada. NASCO's major
activities include an annual conference, the NASCO Cooperative Education and
Training Institute; a development entity, the Campus Cooperative Development
Corporation (CCDC); a property ownership and management entity, NASCO
Properties; member training and consulting services; career development
programs; and publications sales and production. NASCO's Main Office is
located in Ann Arbor, Michigan and there is a West Coast Office located in
Berkeley, California.


General Description

The Development Coordinator is a full time position responsible for overall
management of CCDC's development program. This includes working with real
estate agents, lenders, attorneys, building contractors, co-op members,
organizers, and other individuals to manage the analysis, purchase, and
rehabilitation of property. In addition, the employee works with board
members to govern the organization and oversee its operations.


Specific Responsibilities

A. CCDC Administration
* Coordinate all activities undertaken by the Campus Cooperative
Development Corporation (CCDC).
* Work with CCDC Board President and other directors to develop board
agendas, plan meetings, and coordinate board participation.
* Market CCDC to potential development sponsors.
* Work with board to expand development staff as opportunities arise.
Assist with the hiring of development staff.
* Seek capital contributions to the Kagawa Fund for student co-op
development, and implement other fundraising initiatives focused on
cooperative development.
* Ensure accurate and timely accounting. Provide quarterly financial
reports to the Board of Directors.

B. Development Project Coordination
* Work with groups to find suitable property for purchase. This may
include property search, feasibility analysis, financing arrangements, etc.
* Guide projects to completion on a success fee basis. Monitor sources
and uses of funds.
* Provide advice and low-level assistance to new co-ops and ensure
proper start-up.

C. Miscellaneous
* Provide training and technical assistance to expanding cooperatives
and organizing groups.
* Assist in NASCO educational activities, as time permits
* Participate in yearly planning retreats and occasional NASCO Board
meetings.


Qualities Needed

Candidates should have strong financial and communication skills, a
willingness to travel, enthusiasm, ability to work with students, and
experience with housing cooperatives in the areas of management, finance,
and development. Beyond these qualifications, candidates should show a
capacity to develop and implement plans, delegate and supervise tasks,
develop and manage budgets, and present information clearly and
attractively. Ability to work independently, self-motivation, and
organizational skills are essential.

Compensation

Salary will be $22,000-$26,000 a year, depending on experience. Job
includes paid health benefits and three weeks annual vacation. Interviews
